Assisted Living Facility Now Proposed for Gateway Project

Local Covenant resident and real estate developer Enrique Landa of Landrock Development presented an entirely new concept for the proposed Gateway Project located in the Village at the current site of the gas station.

When originally presented in 2016, Landrock was planning to build a two story office building with space for a 5,000 sq ft grocery. During the time that Landrock worked to clear County hurdles, the office market has collapsed forcing them to look for other uses for the land, for which they have an 80 year ground lease.

Landrock has now partnered with an assisted living tenant who would manage a newly conceived 50 unit assisted living project. The private bathroom equipped rental units would have access to on-site nurse stations and an eatery. It would retain the 5,000 sq ft space for a grocery as originally conceived.

Click here to view/download the developer’s latest presentation. The site additionally would have a single underground parking structure for 50 vehicles, which should suffice for the grocery and assisted living units.

Architecturally, the proposed two story facility would look very similar to the originally proposed outside building envelope with a Spanish Mediterranean architecture.

This is the second currently proposed Village site with a 5,000 sq ft grocery, the other being the New Francisco project. The Stumps Village market which closed in 2015, had 10,000 sq ft.

This is also the second senior living facility currently being proposed in Rancho, the other being the Silvergate Project located at the corner of Via De La Valle and Calzada Del Bosque. However, that project envisions much larger 1,400 to 2,400 sq ft residences, and would be described as “step down” housing rather than assisted living.
